Water damage mitigation vs. reconstruction


It’s important to understand the stages of cleaning up a home and getting it back to its original condition after its suffered water damage.  What most people don’t realize is that there are usually 2 different companies involved. The first is a water mitigation company, which is what we do. Our job is to properly dry out your structure and remove all excess moisture before mold grows. To do that, in many cases we have to remove some portions of your home (although that isn’t always the case, sometimes we can use non-intrusive drying systems to dry in place).

So once we have completed our portion of the project, and your home is deemed dry and mold-safe, the process of reconstructing the portions of the home that have been removed can begin. That is typically done by a general contractor, and you can either allow us to refer you to one of our preferred service providers or choose to work with your own company. The goal here is clear: get your home to look exactly like it did before the water damage!


What can be saved and what has to go when it comes to cleaning up water damage?


This is a very difficult question to answer, but there are a couple of things that should go into the decision making process when it comes to the best water mitigation plan:

For instance, the S500 dictates that any porous surfaces that have been touched by class 3 (black water category losses like raw sewage) must be removed and replaced. So if the book says it has to go, we follow the correct procedure.

2) what is the cost difference between drying in place and replacing? Your insurance company will need to know that the most cost-effective water damage repair process was followed. If we knowingly take a route that will be 3x more expensive than another route that could have accomplished the same goal, they will deny a portion of the claim. So we have to weigh what makes the most sense financially.
